While all our projects are bespoke, they follow the same step-by-step process.
Effective design begins with thorough research. This initial phase is dedicated to understanding your unique needs, lifestyle, and design aspirations. We determine your requirements in terms of layout, aesthetics, timeframe, and budget. Based on these factors, we provide information on feasibility, process, timelines, and develop a project proposal.
The project commences with a comprehensive measure of your existing property or site. We offer guidance on whether external consultants are needed to produce reports for site assessment. Depending on the site’s complexity, consultants may include a surveyor, bushfire consultant, geo-tech engineer, hydraulic engineer etc. From this data, existing structures are documented and initial design concepts begin to materialise.
In this phase, the focus is on the proposed design’s structure. We assess relevant authority requirements, codes, regulations, and any site-specific environmental or contextual issues. Depending on the design’s complexity, we advise on additional consultants needed to support the design, such as a town planner, heritage architect, civil engineer etc.
Once concept designs receive approval, detailed work on the design begins, addressing sustainable and energy consumption considerations and acquiring further reports if necessary, e.g. Sydney Water, BASIX.
The building approval process is influenced by site restrictions and design complexity. Engaging external consultants may be necessary to guide technical designs. Typically, a structural engineer is involved, and for more complex projects, additional consultants such as hydraulic, acoustic and traffic engineers may also be required.
Drawings, documentation and reports are prepared for the building approval application. We will submit either a Complying Development application or DA/CC application on your behalf.
The approval authority will review the documents to ensure compliance with relevant design and building regulations and, upon satisfaction, will issue approval along with an outline of conditions for contractors. Approval times vary significantly based on project complexity, the approval process and the local authority.
Once your building application is approved, further documentation or details may be necessary to identify and assess potential contractors or specialists for project construction.
Additional services may be requested by you or the builder, including electrical layout, cabinetry design, interior detailing, kitchen and bathroom design, landscaping plans or assistance with selecting fittings and finishes.
